Asset Management

Working for one of the largest owners of Class-A office properties in the country gives us strong leverage and buying power. We have negotiated preferred pricing with our national vendors.

As a long-term steward of real estate portfolios, the Wells Asset Management team, in conjunction with Portfolio Management, considers the important elements that contribute to a well-managed and diversified portfolio. Major responsibilities of this team include:

In addition, the Wells Asset Management team oversees the leasing process, providing service and flexibility to tenants throughout the life of their lease terms. The team stands ready to assist with renewals, expansions, subleases, and other leasing-related services, and we provide flexibility by offering a variety of lease options based on tenants' service requirements. Since 2005, we have saved over $22 million in these areas.

Capital Markets

Wells Real Estate Funds is a national real estate firm that specializes in the acquisition and operation of primarily Class-A office and industrial properties.

Our seasoned team of professionals is experienced in both single asset and specialty transactions. Each month, Wells acquisition experts evaluate dozens of real estate investment opportunities to find the properties that best meet the selection criteria for the portfolio.

The team studies regional demographics and market conditions in addition to interviewing local brokers to gain the practical knowledge that public studies sometimes leave out. An experienced commercial construction expert also inspects each property to ensure that it is structurally sound, that proper consideration has been given to environmental issues, and that operating systems have been properly installed and are in excellent working condition.

Dispositions

Wells' exit strategy varies among its different programs; but, in all cases, Wells' primary focus is to meet objectives of financial stewardship.

Construction

Our experienced project managers help ensure that capital improvement projects or build-to-suit projects are delivered on time and on budget, safely and affordably, with quality material and workmanship. We recently have overseen more than $300-million in capital projects, including several multi-million dollar elevator modernizations, extensive renovation of several large parking decks, complete roof replacements, facade repairs, chiller and cooling tower replacements, and managing the development and construction of a new 825,000 square foot corporate headquarters in Pennsylvania, which we expect to be LEED-NC certified.
